Built to Suit


“Built to Suit” or custom made engineering projects, is one of MIP´s business divisions today. This term refers to building accordingly to the client’s specifications and requirements – no matter how detailed or specific these may be, its sole purpose is to satisfy their particular needs; be it industrial or commercial.

“Built to Suit” is a concept, in which MIP commits to the following 5 activities. 
  • Choosing the right size and geographical area for the project´s construction.
  • Buying, renting or leasing the ideal lot for construction.
  • Creating specific building plans according to the customer´s requirements. 
  • Contracting, financing, supervising and finishing the construction of the project, including warehouses, production lines, industrial equipment, parking areas, fixtures, furniture, and any other specifications.
  • Upon Completion, handing over the keys of the facilities on the exact date both parties agreed upon.
The Built to Suit concept also provides the option of renting the facilities MIP has built with its own financial resources, for any amount of time the client may need.

To secure the interests of the client as well as MIP’s, both parties establish a Trust-fund whereupon the leasing contract and the premises themselves are offered as a guarantee.

One of the main advantages of this service is that the client´s company can invest in its own operations, rather than on the costly facilities it needs… thus generating a great value added advantage in the marketplace.

To emphasize MIP´s “Built to Suit” concept, we will summarize its benefits by saying that the client will have the facilities built according his or her own needs and ideas, on the geographical location selected, perfectly equipped and furnished, in the timeframe needed.  The lease duration is also up to the client, and the monthly fees will reflect those prevailing on the market.
